Why does a Damp Proof Course Fail?

The reason why damp proof courses fail is usually down to misdiagnosis as to where the damp / moisture is coming from, in the first place. If an inexperienced person diagnoses the damp problem incorrectly in the first place, there is little chance of solving the problem. And a lot of the people who offer these services are plasterers and builders etc. who have no training or qualifications in the field.

The 3 main types of damp are rising damppenetrating damp and condensation damp, or a combination. It is important to correctly diagnose the exact type of damp, as each warrants a different treatment method. This is where the training and experience of a qualified surveyor is important.

We are specialists, and as such we can offer a choice of different treatment methods depending on our clients initial problem, budget and requirements.

We only use BBA approved DPC injection creams when installing chemical damp proof course and use only BBA approved membrane for physical barrier. There are cheaper membrane products available however we believe it is far better to use quality products which is why our manufacturers guarantee their product for 50 years to a lifetime.

Some companies using sand and cement methods advertise up to 25 year guarantees but with conditions attached that make any claim in the event of treatment failure, difficult to pursue.

Other more established companies using the sand and cement render method offer 5 or 10 year guarantees, often with similar conditions attached. Remember, the length of guarantee could present problems when selling the property particularly if the buyer is taking a mortgage.

We offer an optional third party / insurance backed guarantee system which provides up to 25 Year, independent Protected Guarantees. Vetted by the Department of Trade and Industry and The Financial Services Authority, for contractors with formal training and certification by a Chemical Manufacturing Company or by the Property Care Association.

Any work carried out below ground level such as basement waterproofing / tanking, are covered by a guarantee of 10 years. (This is industry standard with insurance companies, no other company is able to offer longer term).
